Thinking about selling? Before you call contractors or spend thousands on repairs and upgrades, Grand Strand Home Watch will walk the property and sort what deserves attention from what may not be worth the investment. You leave with a practical plan for getting the home ready for the market.

What you get

After the walk-through you receive a written Pre-Sale Home Preparation Report.

  • Recommended projects — items worth addressing before you list
  • Priority levels — high, medium, and low, so you know what to do first
  • Estimated local repair costs — budgetary ranges from typical Grand Strand pricing
  • What may not be worth the expense — work that costs a lot without helping this sale
  • Contractor scope suggestions — what to include when you request quotes, so the bids match
  • An overall pre-sale budget — a realistic number for the projects you choose

Priority levels

We group the projects so the budget has an order.

High priority — recommended before listing

Medium priority — consider addressing

Low priority — optional

Know where to spend, and where not to

One of the biggest mistakes before a sale is assuming that more improvements automatically mean a better sale. Spending $15,000 on a major renovation may not make sense if $2,000–$4,000 of repairs, painting, cleanup, and cosmetic work will do what you need. Instead of asking what you can fix, ask what you should fix before you sell.

A clearer idea of the cost

Exterior trim repair$800–$1,200
Interior painting$2,000–$3,500
Pressure washing$300–$500
Minor flooring repairs$400–$700

These figures are examples of budgetary estimates only, not contractor bids or guaranteed prices. Actual costs vary with the contractor, materials, conditions, and the exact scope of work.

Plan before you spend

  • Prioritize the projects that matter most
  • Set a realistic improvement budget
  • Avoid spending on upgrades that will not help the sale
  • Compare contractor estimates on the same scope
  • Know which questions to ask contractors
  • Decide what to do yourself and what to hire out
  • Go to market knowing what the property actually needs

Who this helps

Homeowners planning to sell

If you may list in the next few months, the walk-through lets you plan before you spend.

Out-of-area homeowners

If you do not live on the Grand Strand, someone who knows this market can walk the house for you.

A limited improvement budget

With $5,000, $10,000, or $20,000 to work with, the report puts the money on the projects that matter.

Not sure where to start

If you know something should be done, but not which items actually help a sale, start here.

What this service is, and is not

Grand Strand Home Watch provides a pre-sale preparation and budgeting consultation. The walk-through looks at visible maintenance and improvement projects and helps you prioritize them before listing. This service is not a home inspection, appraisal, engineering evaluation, code inspection, or contractor estimate. We do not inspect the roof, HVAC, electrical system, or water lines for damage or code compliance, and this is not a licensed home inspection. When something appears to need a qualified professional, we will say so. Every repair figure is a budgetary estimate only. It is not a bid and it is not a guarantee.
